So they just want to add a horizontal drilling addendum to the lease? If so, they are asking for something so you should be able to ask for something in return. That being said they do have the right to walk away, but that will be a economic decision for them. If they think it’s [...]

That is correct. If you read the lease, it will say that the primary term is for 3 year and so long as their is production from the property or a property pooled therewith.

If you still end up needing help let me know as I am in Oklahoma and get down McClain county way once in awhile or if you already know what you have and are looking for offers I’d be interested in making an offer based on value of assets. My email addy is: tm59707@classicnet.net

I wouldn’t worry too much about the deadline. Judy, this will be tough since you are not near the property. McClain County does not have the property records online so you would have to physically go to the courthouse (or hire a landman) to look up the property information. Landmen are very helpful, but can [...]

To give a complete answer would take quite a bit more info. In regards to the deadline, companies do that to either get someone to move on a deal or to keep from having a bunch of offers floating around and not knowing when they will get them back. The price is hard to say. [...]

Hello Bill, My mother’s Mineral Deed is located in McClain County, Oklahoma. We do not have the address, only the section number and map coordinates. We’ve had a very hard time in trying to get the address. How many acre’s? The first company told us it was 7.8 acre’s. In regards to a Mineral Lease, [...]

Judy, I will do what I can to guide you in the right direction, but I need to disclose to you that I’m not a lawyer, accountant or other licensed professional. First of all, prices are very low right now so there is a buying frenzy. Companies both legitimate and even those that are not [...]

Usually yes, unless there are newer ones that conveyed the rights to someone else at one point. Also, if they were part of a deceased person’s estate, they may have been conveyed through a will. The sheer fact that it is old however does not make it invalid.

Thank you, Buddy, for the update and I hope that AAPL will recognize that there are others that can be dramatically affected by their actions and open the dialog to discuss other qualified groups.

The AAPL Executive Directors decided to NOT go forward with the bill for a number or reasons. There was a large contingent of landmen, both AAPL members and not, that were vocal in their disapproval of the initiative. Also, many of the Directors of the AAPL were also against the bill, essentially saying that a [...]

Hi Paul, Thanks for starting this discussion; it’s a good one to have here. This issue seems to hear its head every time there is a new rush for leases. My belief is that our elected officials see this as a quick fix and don’t take the time to really explore the issue in its [...]

Hey Bill, Have you seen the proposed landman bill that is being floated? Creates a Government entity that will authorize the AAPL to control (as TREC does) anything to do with mineral properties. There is an exemption for attorneys, but not for Certified Mineral Managers or others trained to do this type of work. I [...]
